I would like to take this opportunity to wish all MBAM Members celebrating the welcoming of the water tiger year, a very Happy and Prosperous Chinese New Year! Let us welcome positive energy as we embark upon a brand new lunar year, with hope and confidence that 2022 will be a better year.
In spite of that, as announced by the Ministry of Health Malaysia, the nation is now going through the Omicron wave. Therefore, I would like to urge all MBAM Members and the construction industry at large to be extra vigilant and continue in adhering to the SOPs especially at construction sites to prevent the spread of the COVID virus.
With vaccination and booster doses in place, the construction industry is expected to post a modest recovery in 2022, assuming that there is no repeat of the containment measures against Covid-19 that were in place in 2020 and 2021, with growth supported by investments in transportation and energy projects. The sector is expected to register an annual average growth rate of 6.8% between 2022 and 2025. (Source: Edge Interview with CIDB Chief Executive in Dec 2021).
The supply and pricing of building materials have stabilised so far but the other factors in terms of foreign workers and rising energy cost still remains a challenge. Global supply chain does impact the supply of building materials in Malaysia. For example, in countries such as China when there is a construction pump priming, supply of steel for export from China will be impacted by more internal demand. Furthermore with SOP restrictions due to Covid-19 at the ports and logistic supply chain swill also impact demand and prices of supply delivery. Construction companies have no choice but to absorb the high prices which were not provided for in their contracts. Even though the Government has provided price fluctuation clauses in Government contracts, the pricing used by the Department of Statistics Malaysia does not reflect actual increase. Furthermore, the price variation clause does not extend to the private sector contracts.
